Dispensary has been in operation since 2018.  The current mother and clone rooms were the original cannabis grow rooms before we expanded our operations.  December 2020 the upgrades and expansion to build out the grow rooms were constructed and completed in July 2021.  Average monthly gross potential $15,000.00 Annual Gross Revenue $180,000.00

Single Flower Room - Interior Rooms 1-2-3-4:

With 3 fully equipment rooms, 3 tables per room with 7 lights per table (21 lights per room), with light dimensions of 4x4.  With a minimum of 12 and a maximum of 16 plants per light, (252-336 plants per room).  An average yield will break down to 2.5 to 3 pounds per light:  52.5 to 63 pounds per room every 8 to 9 weeks; will average 6.5 annual harvest with estimated revenue at $4,095,000.00

Market price per pound will vary depending on relationships and time of year.  Average cost per pound fluctuates from $1,200 to $2,500.  Popular genetics with higher THC content will earn a higher price per pound at $2,500 to $3,200 per pound.  Processing with extraction will gross higher yields at $3,800 to $4,200 per liter.  October is an unpredictable month due to market saturation.

Our Double Flower Room:  Veg room light dimensions are 5x5 with the veg room kept on schedule it is ideal to stagger flower rooms 4 weeks apart so you'll never have to do guesswork when it time to transplant clones.

Double Flower Room not only provides the clones to supply your grows.  You have the capacity to produce additional revenue by selling clones at the on-site dispensary and commercially to other licensed growers.  Estimated numbers on the low end:  Once rack currently holds 10 clone trays at $1,000 per tray ever 4th week = $10,000 monthly gross  with annual gross revenue at $120,000.00.  Depending on the grade of your genetics you can sell clones for $1,000 to $5,000 per 100 clones per tray.  The clone room currently has 650 clones and we are under capacity since we are only supplying our farm's clones for growing.  The dispensary is ideal for customer sales with our large display windows showcasing the clones in production. 

We have a GEO Thermal system that is ECO friendly, cost efficient and reduces our carbon footprint.  Auto-Pots are the automated watering system in interior grow room #4 that are efficient with reduction of labor costs.

The farm operates on Well water so you have no monthly water bills.  The Well water is filtered and pumped to interior water storage tanks then run through the reverse osmosis system before watering the plants.

Electricity is one phase with the three phase upgrade in place to expand the power grid for future expansion.  The current one phase is more than enough power to grow as the operation are currently set up.  The average electric bill is approximately $4,200.00 a month.

A major Highway is the main frontage road to the farm and approximately 10,000 cars travel this Highway as its a direct route to and from Tulsa to Oklahoma City.  This offers additional traffic for increasing Dispensary retail sales.  In addition to easy access for transporting and distributing your crops at harvest time.

The farm is located in Payne County.  You are not encumbered with building permits, inspectors, and the costs associated with these additional services.  The county does not regulate or permit; O.M.M.A issued permits and enforced compliance with agency regulations for our farms cannabis operations.  If you want to expand or build additional structures or a home on the property you will have the ability to do so with ease and no City or County approvals needed.

The driveway and roadway to the front and back entrances are black top and/or gravel; no dirt roads.  Easy access to the farm from Highway 33 with easy frontage access to the properties buildings.  You are in a safe secluded area surrounded by cow farms with road access and advanced security systems throughout the interior and exterior of the property.

We hold a vertical license with the O.M.M.A for cultivation, distribution, retail dispensary and transportation.  We had an O.M.M.A audit and inspection on December 15, 2021; we passed and are ranked in the top 10% in the State of Oklahoma.  We opted to start the farm with the Metric System Track & Trace Seed to Sale that is monitored and tied directly to the O.M.M.A  This was not and is not currently required.  However, we chose to be compliant from day one with regulations that will be enforced at a future date.

The cannabis license can be transferred to the new owner.  We will refer you to our attorney that  would discuss the requirements for the transfer of all the business entities.  It will be your responsibility to consult with and hire the appropriate legal representation to facilitate the cannabis licenses transfer.

We currently have genetics that won the Cowboy Cannabis Cup in Oklahoma City on December 6, 2021.  These genetics would be part of the purchaser's crops due to licensing restrictions with us removing them from the farm.  The Cowboy Cannabis Cup is the biggest event in Oklahoma and every licensed cannapreuer attends this event.  These genetics will generate higher dollars per pound with the accolades of being a winner at the Cowboy Cannabis Cup 2021.
