There are many wonderful attributes to this property, which I will highlight below and via the attached write-up.

The property is located right on the strip and is ready to go. I believe a dispensary could be set up in 60 days with little capital investment.

The buyer can have access to all 3 licenses. Atlantic City recently capped the issuing of any additional licenses in AC.  100% of Resolution. Retail is annual license and the cultivation and manufacturing Resolutions can easily be attached to the property and converted to permanent annual license.

The property is also ideally set up for a consumption lounge.

A very important consideration: It can be very difficult to get a buyer on a license do to the 2 year, 51/49% social equity regulations in NJ.  While this is the case on the retail annual license, seller just wants a job. We can also get you a resolution for retail where it is just your name on our license due to our deep connections and legal understanding, we can get the buyer's name on the resolution for manufacturing and cultivation with full ownership for just the cost of legal fees.
